WELDON S. MOLONY, Solicitor. DESCRIPTIVE PARTICULARS The Foxrock Estate comprises the Lands of Kerrymount, the mensal Lands of Foxrock, and part of Dean's Grange or Galloping Green, and contain about 505 statute acres of valuable building ground, extending along the Dublin and Wicklow Railway, from the Stillorgan Station to the Carrickmines Railway Station, with an average breadth of about three furlongs, which gives the estate an unusual quantity of frontage to the railway, and enhances its value for building purposes. There are several handsome villas already built on the property, as also a picturesque church. The unleased portions of the estate are now set to graziers, whose tenancies will chiefly determine upon the sale, except such portions thereof as are now in the Receiver's hands in the cause of Weldon v. Bentley, of which immediate possession can be given to the purchasers, and can be then set on long leases in lots of various extent for building terraces or detached villas, for which purposes brick, sand, and stone of the finest quality are produced in abundance on the property. о OF THE FOXROCK ESTATE. The air is peculiarly healthy and invigorating, for which it has been strongly recommended by eminent physiciaas to patients, with most beneficial results. The land is undulating and has complete shelter in many positions, having full-grown plantations in the adjoining demesnes. The route from Dublin to Bray and the County Wicklow via Foxrock, is the shortest, cheapest, and prettiest in the neighbourhood of Dublin, and the convenience of railway at moderate charges is very great, as almost every train stops at Foxrock. Under the Irish Church Act, 1869, the purchasers of the Foxrock Estate will have a right to purchase the head-rents on the very advantageous terms secured to them as immediate tenants under the 52nd section of said Act. There is also the advantage of three railway stations on the property, viz., the Stillorgan and Carrickmines Stations at each end, and the Proposals for purchase of all or any of of the Lots will be received by the Solicitor having the carriage of the Sale, separately, up to the 1st day of JULY, 1870.
